We obtain a detailed ‘brief’ of your wants and goals for the property you wish to purchase. From this information we work with you in formulating the search criteria of your ideal property, whether it be your dream home or your ideal investment.
2. Research
We provide insights and recommendations, assisting you to identify the suburbs that will deliver on your criteria and budget. Providing data including recent sales, suburb profiles, key infrastructure projects, positives and negatives which could impact upon property values in the area.
3. Provide you with a Shortlist
We search for and inspect properties which meet key criteria of your ‘brief’, providing you with a shortlist of properties for you to inspect. The search for these properties can involve on-market, pre-market and off-market properties (These are not advertised). We are able to obtain information about pre-market and off-market properties via our extensive network of agents all throughout the Northern Beaches in order to find the most suitable properties to shortlist for you. This gets you ahead of the market in your property search.
4. Evaluation
Once the ideal property is found, we provide you with a complete market analysis of the property, giving you a clear indication of the likely selling price. We identify any likely problems with the property and how these could impact on the selling price. We will co-ordinate pest and building inspections as required. You will be fully informed and given valuable market insights from a professional knowledge base so that you can be confident with your buying decision.
5. Negotiate the best price to secure the property
Being skilled negotiators with many years of experience, we will be able to negotiate the best price and best terms on your behalf in order to secure the property. We will assist in the exchange of contracts and manage the entire process through to settlement and the handover of your new property keys.

Full Service (Option 1) – complete Search, Appraise and Negotiate
We work for you as your exclusive agent. We take the stress out of the entire process of searching for and buying property, ensuring that you don’t pay too much. You just need to let us know when we have found your ideal property. We do everything else, keeping you informed and involved as much or as little as you want.
- Compile a thorough property brief including professional advice, recommendations and feasibility. Our team works exclusively with you to find your ideal property.
- House Hunting searches Online, Off-market and Pre-market. You will have access to properties which are not yet available to the general public, therefore giving you the advantage
- Provide shortlist of thoroughly researched properties that have been matched for suitability to your specific requirements
- Inspect suitable shortlisted properties and arrange inspections for you as required
- Extensive due diligence on the property which includes a comprehensive property report with comparable sales data, discovery of any nearby council development applications and potential impact of bushfire or flood zones.
- Arrange building and pest inspections and/or strata reports as required
- Liaise with sales agent and solicitor or conveyancer to ensure you have favourable purchase terms and conditions.
- Create a negotiation strategy for a successful purchase wether we are preparing for an auction campaign, considering an offer prior or negotiating by private treaty.
- Negotiate the purchase and/or bid at auction on your behalf. Having local knowledge comes into its own here as does our relationships with local sales agents and having inside knowledge of how auctioneers play their part.
- Once contracts are exchanged we will facilitate the process to settlement continues smoothly. We will attend the pre-settlement inspection together with you or on your behalf.
- Property Management rent appraisal for investment property purchases. We have the experts on hand.
Appraise and Negotiate (Option 2) – Property provided by you
You identify key properties, we do the research and negotiate the purchase for you, ensuring that you don’t pay too much. You enjoy searching and inspecting properties but want help with the negotiation process.
